Reservation Policy
There is daily maid service in the rooms and suites during high season and at other times by request.
You may receive a $10 (or $5 per person) deduction from your total bill if you supply your own towels in the rooms or suites. Cottages are housekeeping units so we provide bed linens only. Towels may be rented if you do not bring your own. In the cottages, we provide the first soap and tissue and then you are on your own.
Cottages: A cleaning fee of $75.00 will be charged only if the cottages are not left clean.
We do not supply coffee in units with kitchens and coffee makers.
All buildings, porches, and patios are smoke free. Smoking is allowed on the grounds, away from buildings and people who are non smokers. Your reservation will be canceled with no refund if you refuse to abide by policies.
ONLY ONE QUEEN ROOM IS AVAILABLE FOR PETS. ALL OTHER ROOMS ARE PET FREE. Restrictions apply. An extra fee is charged, and an extra deposit is required. A dog may not be left alone in a room at any time and the owner must be responsible for any damage, excessive cleaning, or disturbances to other guests. Dogs are not allowed in any of our buildings and there is wonderful walking in the park across the road.
Three night minimums may apply during holiday or festival weekends, some seasonal weekends. Stays in the guest house cottages require a 3 night minimum during primary season and mid season weekends..
Only one special applies during a single stay. Rates are subject to change, but not after the reservation has been confirmed.
Prices are subject to a 5.5% sales tax and a 5.5% lodging tax. Our bicycles are free, but may not be used on the mountain bike trails, rough terrain, or put into vehicles and transported to other areas.
Guest owned bicycles are never allowed in buildings, but may be locked under the covered porch or will be put in a covered area by special request. A fee will be accessed for noncompliance and the reservation may be cancelled with no refund..
Deposit Policy
The reservation is guaranteed when we record your credit card information and the credit card or check deposit clears the bank. The deposit of 50%, not including taxes, will be credited to the last half of your stay if the reservation for a room is made 30 days or more before your arrival. The balance for the rooms is due upon arrival. The balance for the suites or guest house cottages is due 30 days before arrival. If there are fewer than 30 days before arrival when the reservation for any room, suite or cottage is made, the reservation must be paid in full. We accept Visa, MC, check, cash or money order. We must have a valid credit card on file if you are paying by check or with cash or money order.
Cancellation Policy
When you must cancel on short notice, a gift certificate for the amount not re rented, minus the cancellation fee, may be requested and will apply toward a single stay of 3 or more nights during the quiet season.
Please note:
A confirmed reservation means that we guarantee to hold the room for you and you guarantee to be financially responsible for the days confirmed. We promise not to rent the room to someone else and you pay for the room guarantee.
The cancellation fee for the rooms is $25 for each room or 15% with a minimum of $30 for each suite or cottage.
Refund, minus the cancellation fee, of your stay of 2 or more days in rooms will be made if written notice is received at least 30 days prior to arrival or 90 days prior to arrival in suites or cottages. A one night stay is not refundable. With less than 30 days notice for rooms or 90 days for suites and cottages, including "no shows" and credit cards taken for deposit on short notice reservations, you will only be financially responsible for the period of time the room is not re-rented for the same dates and at the same rate.
Reservations for a no show will be held until 8:00 am the day after your scheduled arrival.
If a credit card is declined or is invalid, we have the right to cancel the reservation with no notice.
If you rent the room in which pets are allowed, they may never be left alone in the room. If barking disturbs other guests, you will be required to leave with no refund of the balance of your reservation. We will help you locate a pet sitter if you need one.
If another guest leaves due to your excessive noise, you will be responsible for the balance of their reservation unless it is re rented.
Room towels are not allowed outside the room. Please remember to bring your own beach and pool towels. We do have pool towels that may be rented. There is a cleaning fee for each set of pool or beach towels that is checked out.
You may also rent an iron and iron board, coffee maker, or a hair dryer.
If you reserve two or more weeks in advance and receive a confirmation by snail mail or when you receive your reservation by email, please check it carefully and contactl us if you have any questions or if there is an error.
Remember that policies are made for safety and health reasons and so all guests will have a good experience here. Failure to observe resort poloicy may result in cancellation of your reservation with not refund.
